Communal area cleaning in San Roque
San Roque is one of the few municipalities on this stretch where the community of owners is made up of residents rather than holidaymakers: people who work here all year, use the entrance hall every day and notice immediately whether it has been cleaned. Seasonality barely counts. What counts, and counts a great deal, is what the air off the bay brings in.
A flat contract, properly calculated
In a community of permanent residents there is no need to invent seasonal tiers. What is needed is the right frequency, held steady, because a neighbour who uses the entrance every day spots a lapse immediately.
So we propose an annual contract with the same frequency all year and a single reinforced item: glass and exterior surfaces, which is where the bay sets the pace.
We find that more honest than quoting low and quietly stretching the intervals in winter hoping nobody notices. They always notice, and the contract gets cancelled eight months later.
The grey film on the glazing
Proximity to the industrial area of the bay leaves a fine film on exterior surfaces that is not ordinary dust. On glass it reads as a haze against the light, and the usual reaction, a quick pass with glass cleaner, simply spreads it.
It needs a wet pass first to lift the bulk, then a dry finish, in that order. In buildings with a lot of glazing that means more time per visit, and absorbing it inside the contract works out cheaper than two annual glass cleans that leave ten months looking poor.
Down towards the coast
Heading to Torreguadiaro the communities change character: fewer storeys, more outdoor space, a pool and a genuine summer season. A flat contract stops fitting there and we move to tiers, with reinforcement from June to September.
It is the same service distributed differently, and the decision comes from looking at the property rather than from the address on the invoice.

A visit to the building, and a cupboard or store where materials can be kept. Loading everything into the van each day makes the service more expensive with no benefit to anyone.

One practical note on timing. The best moment to change cleaning company is the start of the year, once the winter meeting has approved the budget and before the coastal properties fill up again. Starting mid-season means doing the initial deep clean with the building in full use, which neither turns out as well nor costs the same. If your contract runs out in summer, ask for the quote in spring and hold the date.

Yes, and it is not something you are doing wrong. There are more airborne particles along the bay than inland, and on glass it shows within days as a grey film. We handle it with more frequent glass cleaning and less of something else, rather than raising the price of everything. It is a reordering of the schedule, not an extension of it.
Do you cover Torreguadiaro and Guadiaro as well?
The whole municipality. Down that stretch the communities look more like coastal ones than like the town: more outdoor area and a real season, so we propose a variable-frequency contract there. We decide on what the community actually has, not on the postcode.
