Communal area cleaning in Sotogrande

In Sotogrande the person who decides on the cleaning contract almost never lives in the community, and often not even in Spain. The practical consequence is that doing the work well is not enough here: you have to be able to evidence it in writing and in two languages, because whoever approves it will judge it by reading a report rather than by walking down to the entrance hall.

The report is part of the service

In an ordinary neighbourhood block, the owners see the entrance every day and need nobody to tell them how it looks. Here it is the reverse. There are owners who spend two weeks a year in the property and administrators managing several urbanisations. If the work is not documented, for practical purposes it did not happen.

So the report is not added bureaucracy, it is half the job. Monthly, by area, with photographs of the sensitive parts and in both languages. When the annual general meeting comes round, the administrator has twelve reports rather than an opinion.

Materials that get ruined quickly and expensively

The common areas here contain natural stone, exterior timber, stainless steel and a great deal of glass. Each has its own treatment and none forgives a shortcut: the descaler that works on porcelain leaves marble flat, bleach discolours teak, and glass cleaner on stainless steel leaves rings and haze.

All of it is set out in the quote material by material. This is not technical showing off: replacing a run of stone paving in a common area costs more than several years of cleaning contract, and the community pays that bill.

What we do not do

We handle the pool surround, sun deck, showers and furniture during the open season. We do not treat the pool water, which requires its own qualification, and we do not do the gardening, which in these communities is a full contract with its own team.

Stating it in advance avoids the classic first-week conversation about why the hedge has not been trimmed.

Access arranged in advance

Registering vehicles and authorised staff with the gatehouse before the first day, and keeping that list current, is a ten-minute administrative task that prevents work being stopped halfway through a Monday morning.

How we quote

With a visit covering everything, including what is not visible from the entrance: plant rooms, service areas and secondary accesses. A fixed price within forty-eight hours, a written scope by area, and the monthly report template shown before signing so the administrator knows exactly what will arrive each month.

Questions we get in Sotogrande

The owners are abroad and want to know what is done each month.

We send it. A monthly report listing the tasks by area with photographs of the parts that usually prompt questions: entrances, lifts, pool and outdoor furniture. In English and Spanish, in a format the administrator can forward without rewriting anything.

The common areas have marble and timber. Does that change things?

It changes the product and it changes the price. Natural stone takes no acids and no all-purpose cleaner: they kill the finish permanently and it can only be repolished. Exterior timber is brushed along the grain and left to dry. Each material is written into the quote with the product used, so it does not depend on who is on shift.

There is access control and set working hours.

Not a problem, but it has to be arranged before we start rather than on the first Monday. We register who enters, with which vehicle and in which time slot, and update the list whenever someone on the team changes. These urbanisations do not let through anyone not on the list, and rightly so.

Who cleans the pool?

We do the surround, the sun deck, the showers and the furniture during the open season. Water treatment we do not: it requires its own qualification and belongs to a pool technician. Gardening is a separate contract too. Saying this before signing avoids the misunderstanding that otherwise arrives in week one.
